Buildings Committee Minutes

Date: June 11th, 2019 7pm-8:

Attendance - Drew, Taften, Julia, Garry, Corey, Cody, Nadja, Kris, Leif, Thomas

New Business

Water meter reading for 1801, 1807, 1811, every 5yrs. I have a picture of the document from Corey and I need to call and get this set up.

Update on 7.1.19: Called and they will call back on 7.2.19 to set up

Bid from Nadja for alternate structural engineer

“Damage” in other units has been primarily related to cracks & water damage to walls as well as around windows

Bid clarification needed: Furthermore, it doesn’t include “precise measurements or engineering work” despite being structural and engineering-related

No timeframe included

Thomas moves to approve the CBS bid, the original; Kris seconds. The committee unanimously approves the original bid from Complete Buildings Solutions-Engineering.

Crack issues in many units: see linked albums document

Taften to orginize documentation and get that sent over to CBS. I still need pictures and information from several members and will be reaching out soon.

$475 invoice from Woody to fix storage unit crumbling walls in Shannon’s storage unit walls

Small bedroom sheetrock is to be changed out in the big bedroom instead due to it being softer - same cost $250

Next project for woody os the 1807 Laundry room hole in the ceiling repair

Plans are to have all projects done by the end of the month

New water issue in 1801 #5, window issue with the sealant according to Matt from Empire windows who was out to look at the issue. I will have him look at all of the window seals of windows reporting problems.

Committee recommends moving forward with this bid.

Doug boiler license, updated. Still willing to help out with Windows and Boiler/water heaters. Not responding to the windows issues reported previously.

Water heater issue in 1801 on May 25th. I had called NSI/Horwitz previously and they said to wait for failure or replace, since the hot water heater is 20+ years old.

  • Water heater was set to override, need to replace the water heater.

  • Committee agrees to move forward with NSI/Horwitz replacement, and this will be sent straight

  • Any other member is free to get other bids.

In Shannon’s unit, water damage in the ceiling touching Mark Morrills unit.

Squirrels getting stuck in the gutters, need to have open gutters… open a hole for now until gutter replacement

Taften to look into roofing covers and cleaning; Julia sending link to Taften versus open gutters

Check to see if the squirrels dead bodies are causing the water back up.

Landscaping company, might need to come out and check the gutter drainage.

Lawyer about the insurance claim, Drew Update: Lawyers recommendation is

Nadja getting the fire alarm inspection done. Taften sent contact information for company we use.

Nadja will be getting a rug doctor in lieu of carpet cleaning this year, please watch for when that will be at the cooperative. Would prefer having it for a few days so people can coordinate who can clean which buildings.

  • If you bring new business without giving me notice, then please be prepared to speak on the issue, the solutions, and/or what work/time you are willing to put into the problem/solution.

Buildings Project List

  • Window replacement project

  • Window issues appear to be intermittent, but could be replaced on a case-by-case basis

  • Thomas to survey members in regards to Windows issues AND building project priority

  • Empire provided the last recommendation for Window fixing

  • 1811 south-side tuckpointing work

  • Pending Claude for scheduling for tuckpointing!

  • All residents! Be on the lookout for ANY potential new needs for tuckpointing!

  • Intercom improvement/replacement project

  • Seeking approvable bids from any vendor at this stage

  • Interim: Bilbaughs have some specialized tools to clean the intercoms, notify them of any issues!

  • Structural engineer review

  • Pictures from Dal’s unit, Nadja’s unit, Cody’s Unit, Taften’s Unit. Shannon and Chris H have reported no cracks. No others have reported an issue.

  • Possible that this is individual walls, may need a wall anchor; TBD by structural engineer

  • Two bids: one from Taften and one from Nadja

  • Carpet replacement bid

  • Bid in summary, which does include replacements to the basement carpet (+15% discount)

  • Vinyl carpet: $25,531 (better-looking material and lasts longer)

  • Polypropylene carpet: $20,844 (cheaper, doesn’t look as good)

  • White roof painting bid

  • Nadja to forward any information onwards to committee

  • Likely to be done at the next time we replace the roof; we cannot simply ‘paint it white’

  • Buildings Efficiency Report, discuss with Corey

Short-Term Projects

Any and all residents and neighbors can help with these! Thank you if you are willing and able to take these on -- please send me a note via email, text message or phone call to notify me that this is being worked on!

  1. Trans Alarm - Instructional videos & materials need to be completed

  2. Light in front of 1801 pedestal light out

  3. Drain pipe covers for the roof

  4. Mess in between 1811 and 1807

  5. Plastic corners in the hallways

  6. New security light at the back corner of 1807

Long-term Projects

These projects are long-term projects that any resident can also commit time & effort to as able.

  1. Laundry Room Risers: Delivered, seeking volunteers to set this up and complete this

  2. State Farm policy changes: Drew communicating with a lawyer

  3. 2020: Acquire bids for unit front door re-do

  4. Storage Units redone: Running list: 1807 #4 Storage unit

  5. Fence door locks need silicone-based WD40 lubricant to prevent freezing / sticking (monthly/winter)
