Buildings Committee MINUTES

Date: Jan 15th, 2019

Attendance - Taften, Thomas, Corey, Nadja in attendance

Old Business

  • Review of Insurance Claim Denial

  • Pending review/update from Alyssa

  • Road Work outside of Cityview Cooperative

  • Pending update to Board in January

  • Woody’s work

  • Original bid for gutters, railings, etc has been paid.

  • Half down has been paid for new bid of fixing plaster in 1801. Dec 24, 2018

  • Wall cracks -- possible issue(s) in 1801

  • Taften: Inspection of 1801 building to be scheduled ASAP and maybe all 3 buildings with a Structural Engineer.

  • Nadja to get names to Taften of who has been contacted already.

  • Update? No names have been sent to buildings email

  • Get crack monitor added to CVC amazon list

  • Workers Comp Insurance: We need to find new coverage. Our current contract will be honored until Feb.

  • Need to read policy and see what/who is all covered and shop for a new vendor. No update yet

  • Next Meeting: Tuesday Feb. 12th at 7pm.

  • Taften to send out an email doodle with possible day of the week change for meetings.

New Business

  • Reserved parking signs soon to be ordered and will be up as soon as possible. We will get 7, 1 for every 2 spots. Each sign is expensive.

  • Need to raise prices for parking due to extra costs of signs and parking permits. Past parkin permits cost was $100

  • Last year budget was 8k for bldg projects, actual was 25,813. Not including tuckpointing of 30k.

  • Carpet 15-24k

  • Intercom system update 7-8k

  • Security system 7-8k

  • Outside wall work 22k (14 for bulge and 8 for other tuck pointing

  • Structural Engineer (need a cost amount)

  • Email out to see who all is noticing structural problems

  • Building maintenance ??

  • Building hours ??

  • Woody is going to be finishing the front entryway of 1801.

  • Check the security light at the back corner of 1807 for range and area; may need a new light (possible order)

  • Pending update from Garry 12/19, checked by Taften, doesn’t cover the pathway for 1801, need new solution.

  • Per Email From Julia

  • Drain pipe covers for the roof

  • Mess in between 1811 and 1807

  • Plastic corners in the hallways

  • Contact dog owners friendly reminder on the paint damage

  • If you bring new business without giving me notice, then please be prepared to speak on the issue, the solutions, and/or what work/time you are willing to put into the problem/solution.

Buildings To-Do List:

Any and all residents and neighbors can help with these! Thank you if you are willing and able to take these on -- please send me a note via email, text message or phone call to notify me that this is being worked on!

  1. Vacuuming of the floors (weekly)

  2. Washing of door windows (weekly)

  3. Fence door locks need silicone-based WD40 lubricant to prevent freezing / sticking (monthly in winter)

  4. New / switching of hinges on the office door

  5. Pending update from Drew

  6. Woody to fix the broken window in the back of 1801 -- pending completion from resizing of window

  7. Carpet replacement project

  8. Pending bids

  9. Intercom improvement / replacement project

  10. Pending bids

  11. Roofing contractor for white roof instead of standard black

  12. Looking through roof materials to see when roofing work done and due.

  13. Drain covers to prevent squirrel deaths

  14. Laundry Room risers for washers and dryers with pull out board for a resting place for laundry basket

  15. Taften to follow up with Woodie

  16. Any resident can get a quote through home advisor, simply keep me in the loop for approvals

  17. Trans Alarm - Instructional videos & materials need to be completed

  18. Light in front of 1801 pedestal light out

  19. Get Steamer out of the box in Storage room and set up.
